These guidelines are designed to protect both your enjoyment and the integrity of our cherished home.

1. Contract and Booking Confirmation

A binding contract between you (the guest) and the property owner will be established once your payment has been received and a booking confirmation issued, indicating the agreed-upon holiday dates.

By making a booking, you acknowledge that you have read and agree to abide by these Terms and Conditions on behalf of all guests in your party. Failure to disclose relevant information or adhere to these terms may result in termination of the booking without refund.

2. Cancellation Policy

• Full refund for cancellations made 30 days or more before check-in.

• 50% refund for cancellations made 15 to 30 days before check-in.

• No refund for cancellations made within 15 days of check-in.

We strongly recommend that guests obtain comprehensive travel insurance to cover unforeseen cancellations. Guests who opt not to do so accept full responsibility for any resulting loss.

3. Owner-Initiated Cancellations

In the rare event that we must cancel your booking due to circumstances beyond our control, you will be notified as soon as possible, and a full refund will be issued. Our liability is strictly limited to payments already received.

4. Check-In & Check-Out

• Check-in: From 4:00 PM

• Check-out: By 11:00 AM

Late check-out may be available upon request and is subject to availability and an additional fee. Please inform us in advance if you anticipate a late arrival.

5. House Rules

Respect for Property & Neighbours

Casa do Piolhinho is located in a tranquil setting. Please be mindful of noise levels, particularly during quiet hours (11:00 PM to 7:00 AM). Parties and loud gatherings are strictly prohibited without prior approval.

Smoking Policy

Smoking or vaping is strictly prohibited indoors. Designated smoking areas are provided outdoors. Please dispose of all smoking waste responsibly.

Occupancy

Only guests named on the booking are permitted to stay overnight. The maximum number of occupants is 10 persons, and this must not be exceeded. Unregistered overnight guests or gatherings will result in immediate termination of the booking without refund.

6. Events & Celebrations

If you wish to host an intimate celebration or small event, this must be pre-approved in writing. Additional terms, conditions, and fees may apply.

7. Damage & Security Deposit

A €1000 security deposit is required and will be refunded within 10 days of check-out, provided no damage or excessive cleaning is required.

You are responsible for any damage, breakage, or loss caused during your stay. Please report any issues as soon as they occur. The property will be inspected before and after your stay.

8. Outdoor & Pool Area

• Pool Use: Open 24/7, but children must be supervised at all times.

• No diving, rough play, or glassware is permitted in the pool area. Plastic glasses are available for outdoor use.

• Please shower before entering the pool to help maintain water quality.

Barbecue facilities are available—guests are responsible for cleaning after use. Candles are not permitted indoors.

9. Kitchen & Waste

Guests are welcome to use the fully equipped kitchen. Please clean dishes after use and dispose of waste and recyclables in the appropriate bins provided.

10. Security & Safety

• Always lock all windows and doors when leaving the property.

• Lost keys will incur a replacement fee.

• The property is equipped with external cameras and an alarm system for your safety.

• Guests are responsible for supervising children at all times.

11. Pet Policy

Pets are not permitted at the property.

12. Age and Booking Restrictions

Bookings will not be accepted from individuals under 21 years of age. The owner reserves the right to refuse any booking at their discretion.

13. Right of Access

We or our representatives reserve the right to access the property at any reasonable time to perform maintenance or inspections, with prior notice when possible.

14. Environmental Responsibility

We are an eco-conscious property. Please switch off lights, air conditioning, and appliances when not in use. Wet towels or bathing suits should not be placed on furniture.

15. Cleaning

Standard end-of-stay cleaning is included in your rental and for stays over 2 days cleaning is included every other day. However, if the property is left in an unacceptable condition, additional cleaning fees may apply.

16. Subletting & Inventory

Guests may not sublet or re-let the property under any circumstance. All furniture, fittings, and inventory must remain on-site and in their designated locations.

17. Liability & Outages

• The owner is not liable for the loss of personal belongings or valuables.

• No compensation will be provided for temporary outages of electricity, water, gas, internet, or other utilities.

• The owner is not liable for malfunction of any appliances or equipment but will make every effort to address issues promptly.

18. Parking

Parking is limited to 4 vehicles in the designated parking area.

19. Noise & Conduct

Please maintain considerate noise levels and respectful behavior at all times. We reserve the right to terminate a stay without refund if a guest’s behavior disturbs others or causes damage.

20. Complaints & Issues

Any problems during your stay should be reported immediately to the owner or property manager to allow us an opportunity to resolve them. Complaints raised only after departure will not be considered.

21. Amendments

We reserve the right to update or modify these Terms & Conditions at any time without prior notice.
